California’s Density Bonus Law requires local governments to grant density increases and regulatory incentives to affordable or senior housing developers. It also provides significant protections from local agency denials, requirements for replacing rental units, and reduced parking requirements.

The bonuses apply to developments with five or more residential units and can be up to 100% additional density depending on the percentage of affordable units. But how do they work?

Join Kate Conner, Deputy Director of Housing, SF Planning Department; Mark Rhoades, FAICP, President and CEO, Rhoades Planning Group; and Gregg Miller and Ashley Weinstein-Carnes, both Partners at Coblentz, Patch, Duffy & Bass, LLP, for a discussion of how density bonuses work and some of the current issues surrounding them.
